Energy performance calculations are drawn up using the Vabi or Uniec 3 software. The choice of software depends on the assignment and/or the client’s preference.
Software for energy performance calculations
The energy label that is issued by the Dutch government is drawn up on the basis of an energy performance calculation for a building. This is done using certified software. We use Vabi and Uniec 3 software for this.

Vabi has two software versions:
- Vabi Assets Energy
Optimum organisation of your energy policy is what Vabi Assets Energy helps you with. It is an integrated solution for the management of energy labels, drawing up and accounting for an optimum energy and CO2 policy and executing the housing valuation system (WWS) policy by focussing on energy-saving measures.
In concrete terms, Vabi Assets Energy offers the following functions:
- The entire process, from making an inventory of the housing stock to editing the EP indicators: everything is simple to manage
- Meeting the requirements that the government sets in the area of energy policy
- Unlimited export of data
- Data quality checks thanks to the unique quality controls incorporated
- Analysing and reporting on the housing stock
Management and maintenance
With Vabi Assets Energy Management and Analysis, it is possible to simply manage the entire process, from making an inventory of the housing stock to editing the EP indicators.
- Vabi Stand Alone
Vabi Stand Alone is mostly used for project-based assignments and energy calculations that only have to be done once. The Stand Alone version is also used to compile customised recommendations.
UNIEC 3
Software
Uniec 3 is the other software package apart from Vabi in which we can do calculations to determine the energy performance of a building. This package is often also used for projects and buildings for which an energy label only has to be issued once, such as a utility building (i.e. non-residential building). Uniec 3 does not have a database version.
Which software to use?
As the client, you can indicate which software we should use for the calculations. If you do not have a preference, we will determine which software to use. Naturally, we opt for the software that best suits your assignment and will allow us to carry out your assignment as efficiently as possible. Housing associations generally have a licence for VABI Assets Energy. This is necessary to manage the large number of buildings that they own. So Vabi is almost always used for housing corporations.
