The core task of housing associations is to provide good and affordable housing for people who, for whatever reason, need a little additional assistance. We can offer you a varied range of services to manage your property, such as:

  • Energy labelling for both housing and non-residential buildings and for existing properties but also new constructions
  • Putting and keeping the management of property data in order
  • Conducting various inspections, for example NEN 2580, MJOB and Legionella
  • Advice with regard to plans to increase the sustainability of both existing properties and new constructions

    Project or contract based

    All the work can be carried out on a project basis or in within the framework of a maintenance and management contract. However, many services cover a longer period of time so that it is wise to carry out the accompanying work continuously. This will keep your data in order and we will both save time and money on a lot of unnecessary administrative tasks. In that case we prefer to work within the framework of a three-year or five-year contract.

    Our solutions

    When an energy label has to be issued for new constructions, the Energy Performance must be registered at two different times, namely:

    • To meet the BENG requirements, on applying for the environmental permit, a calculation must be made that shows that construction will be executed in accordance with the Energy Performance indicators EP1, EP2 and EP3 and TO-juli (summer comfort). The results of the calculation are registered with the Netherlands Enterprise Agency (RVO); the energy label generated has a ‘provisional’ status. This label is valid until the final acceptance. The calculation is then part of the application for the environmental permit
    • On final acceptance, the Energy Performance (EP) must be determined again using the materials, installations and constructions actually applied. For this definitive testing against the BENG requirements, it is essential that the right information is recorded during the work and that the EP consultant is provided with the complete execution dossier. The EP consultant himself will carry out one inspection on location. Together with the dossier provided, the definitive Energy Performance will be determined. The results of the EP calculation of the actual situation are once again registered with the RVO. Furthermore, you will receive the definitive energy label that is valid for ten years

    In addition to carrying out energy performance calculations, we can also take care of the other Building Code calculations required when applying for an environmental permit for you, namely:

    • Daylight calculations
    • Ventilation calculations
    • Surface area calculations
    • Environmental Performance calculation buildings (MPG)
    • Other specific calculations as required

    Digitising housing stock

    SOCOTEC can also help you to digitise your housing stock. Together with our various partners, we offer different possibilities for this. The simplest method is to convert your source file to a digital version that we call a Digital Twin. Using the Digital Twin we can also provide the NEN 2580 of the building. Where necessary, we can enrich the drawings with additional information.
