With a NEN 2580 measurement certificate, you will meet the standard for calculating the various surface areas such as the gross floor area (BVO), net floor area (NVO), usable area (GO) and the lettable floor area (VVO). With the certificate, you will fulfil your obligation to determine the market value of your property.

The process for obtaining a NEN 2580 measurement certificate

The first step towards obtaining a NEN 2580 measurement certificate is building digitisation. We create a Digital Twin on the basis of the existing source material.

This is a virtual representation (digital version in 2D or 3D) of the actual building. All the building information is stored in this. If you wish, using Digital Twins, smart software can also create additional information and documents such as floor plans in PDF form, floor area and NEN 2580 reports. Additionally the software is able to create information on quantities of materials that can be used for calculations and the multi-year maintenance budget (MJOB).

The NEN 2580

Measurement Certificate

Various different definitions of floor areas are determined in the NEN 2580 measurement certificate:

 

  • Gross floor area (BVO)
  • Net floor area (NVO)
  • Usable area (GO)
  • Lettable floor area (VVO)

 

For an existing building, the information required is taken from the Digital Twin that was created using the source material provided by the client. This results in a type B measurement certificate. This can also be done for buildings under construction (new or being renovated). As soon as the dimensions of a building have been checked and verified on location, a type A measurement certificate is drawn up. This is possible on final acceptance of a new construction. For existing buildings, we can carry out a survey on location and compare this with the existing drawings that were made using the Digital Twin process.

Combination with other work

It is perfectly possible to combine drawing up the NEN 2580 with other work such as the WWS points system and awarding a building an energy label.
